Community Manager
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. As an on‑site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.
Responsibilities & Qualifications
Essential Duties & Responsibilities
Personnel Management
Regular/daily onsite attendance
Screen, hire, train, coach, and develop on‑site staff using consistent techniques and company directives
Provide ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
Complete weekly/daily office & maintenance staff schedules and assignments
Address performance issues; document, communicate with supervisor & HR, terminate when necessary
Promote harmony and quality job performance through effective leadership
Ensure staff compliance with company policies and procedures
Financial Management – achieve highest possible net operating income through effective cost control, revenue & leasing improvement; identify trends and recommend strategies
Develop yearly operating budgets/forecasts
Monitor timely receipt and reconciliation of deposits, rent collections, and charges
Reconcile vendor invoices and ensure property closeout and accurate financial reporting
Strategic Leasing Management – develop yearly marketing plan and implement marketing strategies & systems
Ensure effective leasing techniques for closure, follow‑up, lease documentation, and reporting
Handle resident complaints, concerns, and requests to ensure satisfaction
Develop and implement resident retention programs (functions, promotions, newsletters, etc.)
Show, lease, and move in prospective residents
Administrative & Maintenance Management – provide accurate, complete, timely reporting; lead emergency team and handle emergencies within guidelines
Monitor maintenance service requests and turnaround times
Maintain property appearance and ensure timely repairs via inspections and tours
Plan and utilize property resources, equipment, and supplies economically
Guide maintenance, construction, and rehabilitation activities to ensure quality and expediency
Education & Experience
High School Diploma or Equivalent; Bachelor’s degree preferred or four‑year experience in the housing industry, or one‑two years related experience and/or training
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
Proficient with on‑site software functions; basic computer skills required
Knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
Regular standing, hand use, reaching, talking, and hearing; frequent walking and sitting; occasional stooping, kneeling, crouching, crawling; lifting up to 25 pounds

Must have reliable transportation due to emergency on‑call requirement
Salary and Benefits
Salary Range : $45 per year to $47 per year
Compensation is based on skill set, background, training, and certifications. The offer includes a comprehensive rewards package:
