Role


Community Manager — The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.



Responsibilities



  • Personnel Management: Regular/daily onsite attendance is required; use consistent techniques and company directives to screen, hire, train, coach, and develop on-site staff; ensure effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks; complete weekly/daily office and maintenance staff schedules and assignments; deal effectively with performance problems, document appropriately, communicate with direct supervisor and HR, and terminate when necessary; promote harmony and quality job performance of staff; ensure staff compliance with company policies and procedures.

  • Financial Management: Achieve the highest possible net operating income through cost control and revenue and leasing improvement; develop yearly operating budgets/forecasts; monitor timely receipt and reconciliation of deposits, rent collections, and charges; monitor timely receipt, reconciliation, and coding of all vendor invoices; ensure property closeout is completed on time and ownership financial reports are accurate.

  • Strategic Leasing Management: Develop yearly marketing plan and utilize marketing strategies and systems; ensure leasing techniques are effective in obtaining closures, maintain follow-up procedures, signing/documentation of leases, and reporting systems are accurate and up to date; address resident complaints, concerns, and requests to ensure resident satisfaction; develop and implement resident retention programs; effectively show, lease, and move in prospective residents.

  • Administrative & Maintenance Management: Ensure all administrative and leasing reporting is accurate, complete, and submitted on a timely basis; lead the emergency team for the property and ensure proper response and handling of all property emergencies with staff, residents, buildings, etc., within company guidelines to minimize liability; manage customer service and monitor service request turnaround and maintenance staff responsiveness; maintain property appearance and ensure repairs are noted and completed in a timely basis; plan for and utilize property resources, equipment, and supplies; direct maintenance, construction, and rehabilitation activities to ensure quality and expeditious results.



Qualifications



  • High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.

  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.

  • Ability to understand and perform all on-site software functions; basic computer skills required.

  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.



Physical Requirements



  • Regularly communicate with others to exchange information; may require repetitive motions; able to work overtime, weekends, and night hours (emergencies).

  • Frequently remain in a stationary position, or move about to accomplish tasks; may be required to move between worksites.

  • Occasionally ascend/descend ladders and stairs, work in overhead positions, or in confined spaces; lift and move objects up to 25 lbs; operate machinery or power tools and motor vehicles as needed; may be exposed to hazardous conditions.



Licenses & Equipment



  • Must have reliable transportation due to the emergency on-call requirement.



Salary Range: $70,000 per year to $75,000 per year
