Role
COMMUNITY MANAGER The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of operations, including personnel, leasing, maintenance, financial, administration & risk management. You will supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
- Personnel Management
- Regular/daily onsite attendance is required
- Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
- Prepare weekly/daily office & maintenance staff schedules and assignments
- Address performance problems, document appropriately, communicate with direct supervisor and HR, and terminate when necessary
- Promote harmony and quality job performance through supportive leadership
- Ensure staff compliance with Company policies and procedures
- Financial Management: achieve high net operating income through cost control and revenue/leasing improvements; identify trends and recommend strategies
- Develop yearly operating budgets/forecasts
- Monitor timely receipt and reconciliation of deposits, rent collections, and charges
- Monitor timely receipt, reconciliation, and coding of vendor invoices
- Ensure property closeout and accurate ownership financial reports
- Strategic Leasing Management: develop yearly marketing plan and utilize marketing strategies and systems; ensure leasing techniques are effective and documentation is accurate
- Address resident complaints and requests to ensure satisfaction; develop resident retention programs
- Show, lease, and move in prospective residents
- Administrative & Maintenance Management: ensure accurate leasing reporting; head emergency teams; monitor service request turnaround and maintenance responsiveness
- Maintain property appearance; conduct regular inspections and make timely repairs; plan resource utilization and obtain bids from vendors
- Direct maintenance, construction, and rehabilitation activities to ensure quality and expediency
Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
- Ability to understand and perform on-site software functions; basic computer skills
- Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
- Regularly communicate with others; ability to work overtime, weekends, and night hours (emergencies)
- Remain standing or seated for extended periods; move between worksites as needed
- Possible use of ladders, stairs, and other equipment; lift/move objects up to 25 lbs; operate vehicles; work in various environments
License/Equipment
- Must have reliable transportation due to the on-call requirement
Salary Range: $53,000 per year to $58,000 per year
