Role Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration and risk management. You will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

  • Personnel Management
  • Regular/daily onsite attendance is required
  • Use consistent techniques and company directives to screen, hire, train, coach, and develop on-site staff
  • Ensure the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
  • Complete weekly/daily office and maintenance staff schedules and assignments
  • Deal effectively with performance problems; document adequately, communicate with direct supervisor and HR, and terminate appropriately when necessary
  • Promote harmony and quality job performance of staff through supportive leadership
  • Ensure staff compliance and consistency with company policies and procedures
  • Financial Management
  • Achieve the highest possible net operating income through cost control and revenue and leasing improvement; identify trends and recommend strategies
  • Develop yearly operating budgets/forecasts
  • Monitor timely receipt and reconciliation of deposits, rent collections, and charges
  • Monitor timely receipt, reconciliation, and coding of all vendor invoices
  • Ensure property closeout is completed on time and ownership financial reports are accurate
  • Strategic Leasing Management
  • Develop yearly marketing plan and utilize marketing strategies and systems
  • Ensure staff leasing techniques are effective in securing closures, follow-up procedures, lease signing/documentation, and reporting systems
  • Address resident complaints, concerns, and requests to ensure resident satisfaction
  • Develop and implement resident retention programs
  • Show, lease, and move-in prospective residents effectively
  • Administrative and Maintenance Management
  • Ensure all administrative and leasing reporting is accurate, complete, and submitted on time
  • Lead emergency management for the property and coordinate proper response to property emergencies
  • Manage customer service and monitor service request turnaround and maintenance responsiveness
  • Maintain property appearance and ensure repairs are noted and completed in a timely manner
  • Plan and utilize property resources, equipment, and supplies economically
  • Direct maintenance, construction, and rehabilitation activities to ensure quality and expediency

Education/Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Ability to understand and perform all on-site software functions; basic computer skills required.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly communicate with others and perform tasks that require manual dexterity; may work overtime, weekends, and night hours (emergencies).
  • Remain stationary or move about as needed; stand or sit for extended periods
  • Occasionally ascend/descend ladders, stairs, and other structures; may work in various environments including tight or confined spaces; may lift up to 25 lbs

License/Equipment

  • Must have reliable transportation due to the emergency on-call requirement.

Salary Range: $65,000.00 to $70,000.00 per year. This job description is not all-inclusive and may be modified at any time. Full-time employees may receive a comprehensive total rewards package including benefits, 401K with employer matching, and potential bonuses.
