Community Manager
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. Responsibilities include managing personnel, leasing, maintenance, financial, administration, and risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
- Personnel Management
- Regular/daily onsite attendance is required
- Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in line with Asset training benchmarks
- Complete weekly/daily office and maintenance staff schedules and assignments
- Address performance issues, document appropriately, communicate with supervisor and HR, and terminate when necessary
- Promote harmony and quality job performance through supportive leadership
- Ensure staff compliance with Company policies and procedures
- Financial Management: achieve NOI through cost control and revenue/leasing improvements; identify trends and recommend strategies
- Develop yearly operating budgets/forecasts
- Monitor timely deposits, rent collections, and charges
- Monitor timely receipt, reconciliation, and coding of vendor invoices
- Ensure property closeout and accurate ownership financial reports
- Strategic Leasing Management: develop yearly marketing plan and utilize marketing strategies and systems
- Ensure effective leasing techniques, follow-up procedures, and accurate lease reporting
- Handle resident complaints and requests to ensure satisfaction
- Develop and implement resident retention programs
- Show, lease, and move in prospective residents
- Administrative & Maintenance Management: ensure accurate reporting submitted on time
- Lead emergency team for the property and manage emergencies per company guidelines
- Maintain excellent customer service and monitor service request turnaround
- Maintain property appearance and ensure timely repairs with regular inspections
- Plan and utilize property resources, equipment, and supplies effectively
- Direct maintenance, construction, and rehabilitation activities to ensure quality and expediency
Education/Experience
- High School Diploma or equivalent; Bachelor’s degree preferred, or four years’ experience in housing; or one to two years related experience and/or training; or equivalent combination
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
- Ability to perform on-site software functions; basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
- Regular communication with others; ability to handle physical tasks; may require overtime, weekends, and nights for emergencies
- Prolonged standing or sitting; movement across worksites
- Possible climbing, lifting up to 25 lbs, operating tools and vehicles, outdoor work in varying conditions
License/Equipment
- Must have reliable transportation due to on-call requirement
Salary Range: $75,000 per year
