Position: Community Manager

Responsibilities

  • Oversee all operations of a housing community under the supervision of the Regional Manager, including personnel, leasing, maintenance, financial, administration & risk management.
  • Supervise on-site staff to ensure compliance with Asset Living policies, safety and fair housing guidelines, and liability concerns.
  • Personnel management: screen, hire, train, coach, and develop on-site staff; ongoing training and performance management; schedule and assign tasks.
  • Address performance issues: document, communicate with supervisor and HR, and terminate when necessary.
  • Promote staff harmony and quality job performance; ensure policy compliance.
  • Financial management: drive NOI through cost controls and revenue/leasing improvements; develop operating budgets/forecasts; monitor deposits, rent collections, and charges; ensure timely vendor invoicing and accurate financial reporting.
  • Strategic leasing management: develop yearly marketing plans and use marketing strategies and systems; ensure effective leasing techniques and accurate reporting; handle resident complaints and requests to maintain satisfaction; implement resident retention programs.
  • Administrative & maintenance management: ensure accurate reporting; lead emergency response; monitor service requests and on-time maintenance; maintain property appearance and complete make-readies and repairs; manage resource planning and vendor bids.
  • Provide direction to maintenance, construction, and rehabilitation activities to ensure quality and expediency.
  • Respond to emergencies with staff, residents, and buildings within company guidelines to minimize liability.

Education and experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in housing, or one to two years related experience; or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Ability to understand and perform on-site software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical requirements

  • Must be able to communicate effectively; able to work overtime, weekends, and night hours (emergencies).
  • Must be able to remain stationary or move as needed; frequent standing or sitting; travel between sites.
  • Ability to ascend/descend ladders, stairs, and operate equipment; lift and move up to 25 lbs.; work in various environments and temperatures; outdoor work and hazardous chemicals exposure as part of the role.

License/equipment

  • Reliable transportation required due to emergency on-call requirements.

Salary

Salary Range: $75,000 per year to $80,000 per year
