Community Manager – Responsibilities
- Oversee the entire operations of a housing community under the supervision of the Regional Manager.
- Manage all phases of operations, including personnel, leasing, maintenance, financial, administration, & risk management.
- Supervise on-site staff to ensure compliance with Asset Living policies, safety, fair housing guidelines, and liability concerns.
- Lead on-site operations, ensuring excellent customer service and staff performance through training and coaching.
- Develop and implement resident retention programs; effectively show, lease, and move in prospective residents.
- Deal with resident complaints and requests to ensure resident satisfaction.
- Plan and manage administrative and leasing reporting; ensure timely reporting and documentation.
- Head the emergency team for the property; coordinate proper response to property emergencies within guidelines to minimize liability.
- Maintain property appearance, conduct regular inspections, and ensure timely repairs and preventive maintenance.
- Manage vendor relations, obtain bids, and monitor costs and service quality.
Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred, or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Ability to understand and perform all on-site software functions; basic computer skills required.
- Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly communicate with others; may require repetitive motions and the ability to assess accuracy and thoroughness of work; may require overtime, weekends, and night hours (emergencies).
- Ability to remain stationary, or move as needed, and work in various environments.
- Occasionally ascend/descend ladders, stairs, and perform tasks in confined spaces; lift and move objects up to 25 lbs; operate machinery or vehicles as needed.
License/Equipment
- Must have reliable transportation due to emergency on-call requirement.
Compensation
Salary Range: $58,000 per year to $60,000 per year.
