Community Manager – Responsibilities

• Oversee the entire operations of a housing community under the supervision of the Regional Manager.
• Manage all phases of operations, including personnel, leasing, maintenance, financial, administration, & risk management.
• Supervise on-site staff to ensure compliance with Asset Living policies, safety, fair housing guidelines, and liability concerns.
• Lead on-site operations, ensuring excellent customer service and staff performance through training and coaching.
• Develop and implement resident retention programs; effectively show, lease, and move in prospective residents.
• Deal with resident complaints and requests to ensure resident satisfaction.
• Plan and manage administrative and leasing reporting; ensure timely reporting and documentation.
• Head the emergency team for the property; coordinate proper response to property emergencies within guidelines to minimize liability.
• Maintain property appearance, conduct regular inspections, and ensure timely repairs and preventive maintenance.
• Manage vendor relations, obtain bids, and monitor costs and service quality.

Education/Experience

• High School Diploma or Equivalent; Bachelor’s degree preferred, or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
• Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
• Ability to understand and perform all on-site software functions; basic computer skills required.
• Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

• Regularly communicate with others; may require repetitive motions and the ability to assess accuracy and thoroughness of work; may require overtime, weekends, and night hours (emergencies).
• Ability to remain stationary, or move as needed, and work in various environments.
• Occasionally ascend/descend ladders, stairs, and perform tasks in confined spaces; lift and move objects up to 25 lbs; operate machinery or vehicles as needed.

License/Equipment

• Must have reliable transportation due to emergency on-call requirement.

Compensation

Salary Range: $58,000 per year to $60,000 per year.
