Community Manager
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living’s policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
- Personnel Management: screen, hire, train, coach, and develop on-site staff; provide ongoing training, coaching, and guidance in compliance with Asset training benchmarks; manage scheduling.
- Performance and discipline: address performance problems, document appropriately, communicate with supervisor and HR, and terminate when necessary.
- Staff harmony and quality: promote teamwork and high-quality job performance; ensure compliance with company policies and procedures.
- Financial Management: strive to maximize net operating income through cost control and revenue/leasing improvements; develop yearly operating budgets/forecasts; monitor deposits, rent collections, charges, and vendor invoices for accuracy; ensure timely financial reporting.
- Strategic Leasing Management: develop yearly marketing plans, apply leasing strategies and systems, and ensure lease closures with proper follow-up, documentation, and reporting.
- Resident relations: address resident complaints and requests to ensure satisfaction; develop and execute resident retention programs; show, lease, and move in prospective residents.
- Administrative & Maintenance Management: ensure accurate leasing reporting; lead property emergencies per guidelines; monitor service request turnaround and maintenance responsiveness; maintain property appearance and timely repairs; plan and manage property resources and vendor relations; supervise maintenance, construction, and rehab activities to ensure quality and timeliness.
- On-site leadership: provide direction to and oversight of on-site staff to meet goals and ensure safety, compliance, and high service levels.
Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in housing, or one to two years related experience and/or training; or equivalent combination of education and experience.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Ability to understand and perform on-site software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regular communication with others and ability to manage repetitive tasks; ability to work overtime, weekends, and night hours (emergencies).
- Occasional lifting up to 25 lbs and ability to move between worksites; ability to work in various environments and weather conditions.
License/Equipment
- Must have reliable transportation due to on-call requirements.
Salary
Salary Range: $67,000 per year to $72,000 per year.
