Community Manager
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability concerns.
Responsibilities
- Personnel Management
- Regular/daily onsite attendance is required
- Screen, hire, train, coach, and develop on-site staff using consistent techniques & company directives
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
- Complete weekly/daily office & maintenance staff schedules and assignments
- Address performance problems; document, communicate with direct supervisor and HR, and terminate appropriately when necessary
- Promote harmony and quality job performance of staff through support and effective leadership
- Ensure staff compliance with Company policies and procedures
- Financial Management
- Achieve the highest possible net operating income through cost control and revenue/leasing improvements; identify trends and recommend strategies
- Develop yearly operating budgets/forecasts
- Monitor timely deposits, rent collections, and charges; ensure timely submissions
- Monitor timely receipt, reconciliation, and coding of all vendor invoices
- Ensure property closeout is completed on time and ownership financial reports are accurate
- Strategic Leasing Management
- Develop yearly marketing plan and utilize marketing strategies & systems
- Ensure staff leasing techniques achieve lease closures, follow-up procedures, signing/documentation, and accurate reporting
- Address resident complaints and requests to ensure satisfaction
- Develop and implement resident retention programs (e.g., events, promotions, newsletters)
- Show, lease, and move in prospective residents
- Administrative & Maintenance Management
- Ensure administrative & leasing reporting is accurate and submitted on time
- Lead emergency response for the property; manage emergencies per company guidelines to minimize liability
- Maintain property appearance and ensure timely repairs; conduct regular inspections
- Plan and optimize use of property resources, equipment, and supplies
- Direct maintenance, construction, and rehabilitation activities to ensure quality and speed
- Other
- Possess basic knowledge of Fair Housing Laws and OSHA requirements
Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
- Ability to perform on-site software functions; basic computer skills required
- Must have basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
- Regularly required to communicate with others, operate equipment, and work overtime, weekends, and night hours (emergencies)
- Stationary and/or walking for extended periods; move between worksites as needed
- Occasionally required to ascend/descend ladders, stairs, and other structures; lift and move up to 25 lbs; work in various environments
License/equipment
- Must have reliable transportation due to the emergency on-call requirement
Salary Range: $19 per hour to $23 per hour
