Role
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability considerations.
Essential Duties & Responsibilities
- Personnel Management: screen, hire, train, coach, and develop on-site staff; conduct ongoing training and performance management; prepare schedules.
- On-site operations: ensure effective staffing, manage office and maintenance schedules, and address performance issues in coordination with direct supervisor and HR.
- Leasing and customer service: effectively show, lease, and move-in prospective residents; respond to resident complaints and requests; develop and implement retention programs.
- Financial management: aim to maximize net operating income through cost control and revenue/leasing improvements; develop yearly operating budgets/forecasts; monitor deposits, rent collections, and vendor invoices; ensure timely financial reporting.
- Marketing and strategic leasing: develop yearly marketing plans and utilize marketing strategies; ensure effective leasing techniques and accurate reporting systems.
- Administrative and maintenance management: ensure accurate leasing reporting; head emergency team for the property; monitor service requests and maintain property appearance with timely repairs; plan resource use and supervise maintenance, construction, or rehabilitation activities.
- Compliance and safety: ensure staff compliance with company policies and fair housing guidelines; maintain safety and reduce liability.
Education/Experience
- High School Diploma or equivalent; Bachelor’s degree preferred, or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Ability to understand and perform all on-site software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regular communication with others; able to work overtime, weekends, and night hours (emergencies).
- Ability to remain stationary, stand, or sit for prolonged periods; move between worksites as needed.
- May ascend/descend ladders, stairs, and other obstacles; lift/move objects up to 25 lbs.; operate tools and vehicles; work in various environments and temperatures.
License/Equipment
- Must have reliable transportation due to on-call requirements.
Compensation and Benefits
At Asset Living, compensation decisions consider factors such as skill set, background, and certifications. Salary Range: $18 per hour to $20 per hour
