Responsibilities
- Oversee the entire operations of a housing community under the supervision of the Regional Manager
- Manage all phases of operations, including personnel, leasing, maintenance, financial, administration & risk management
- Supervise on-site staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines
- Personnel Management: screen, hire, train, coach, and develop on-site staff; ensure ongoing training and performance management
- Administrative & Maintenance Management: ensure all administrative and leasing reporting is accurate and submitted timely; head emergency team for the property and handle emergencies to minimize liability
- Financial Management: work to maximize net operating income, develop yearly operating budgets/forecasts, monitor deposits, rent collections, vendor invoices, and ensure timely reporting
- Strategic Leasing Management: develop annual marketing plans, implement marketing strategies, and ensure effective leasing techniques and documentation
- Resident relations: address resident complaints and requests, implement retention programs, and ensure high levels of resident satisfaction
- Maintenance and property appearance: supervise repairs, conduct regular property inspections, and ensure timely work orders and make-readies
- Resource planning: obtain bids, manage vendors, and ensure cost-effective use of property resources
- Lead and coordinate on-site teams to ensure quality and expeditious project completion
Education/Experience
- High School Diploma or equivalent; Bachelor’s degree preferred, or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
- Ability to understand and perform all on-site software functions; basic computer skills required
- Must have basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
- Regularly required to communicate with others, handle information, and work with hands; may require overtime, weekends, and night hours (emergencies)
- Frequent standing or sitting for prolonged periods; move between worksites as needed
- Occasionally required to ascend/descend ladders, stairs, and engage in activities in various environments; capable of lifting and moving objects up to 25 lbs; operate equipment and vehicles as needed
License/Equipment
- Must have reliable transportation due to the emergency on-call requirement
Compensation & Benefits
At Asset Living, compensation decisions consider factors such as skill set, background, and certifications. The offer may include comprehensive total rewards, including medical, dental, vision, life, accidental and disability insurance, 401K with employer matching, commissions and performance bonuses, and paid sick days and company holidays for full-time employees.
Salary Range: $70,000 to $75,000 per year
