We are seeking a Community Manager to oversee the operations of a housing community under the supervision of the Regional Manager. The on-site leader will supervise personnel, leasing, maintenance, financial, administration and risk management to ensure compliance with Asset Living policies, safety and fair housing guidelines.
Essential Duties & Responsibilities
- Personnel Management: screen, hire, train, coach, and develop on-site staff; ensure training and performance through coaching and guidance in compliance with Asset training benchmarks.
- Administrative & Maintenance Management: manage office and maintenance staff schedules; ensure timely reporting and documentation; supervise service requests and timely property inspections.
- Financial Management: help achieve NOI through cost control and revenue/leasing improvements; develop annual operating budgets/forecasts; monitor deposits, rent collections, and vendor invoices; ensure timely financial reporting.
- Strategic Leasing Management: develop yearly marketing plan; implement leasing strategies; ensure accurate reporting and follow-up; show, lease, and move in residents; implement resident retention programs.
- Resident Relations: address complaints, concerns, and requests; maintain resident satisfaction; communicate with residents and staff effectively.
- Administrative & Leasing Reporting: ensure accuracy and timeliness of all leasing-related reporting; manage emergencies per company guidelines to minimize liability.
- Property Maintenance Leadership: monitor maintenance performance and ensure timely repairs; manage resources, bids, and vendor dealings; supervise make-readies and work orders.
- Emergency Response: head on-site emergency team and coordinate response with staff and residents per guidelines.
Education/Experience
- High School Diploma or Equivalent; Bachelor's degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Ability to understand and perform on-site software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly required to communicate, use hands, and work overtime, weekends, and nights for emergencies; may stand or sit for extended periods, and move between worksites.
- Must be able to ascend/descend ladders and stairs, lift up to 25 lbs, and work in various environments including outdoor settings and extreme temperatures.
License/equipment
- Must have reliable transportation due to emergency on-call requirement.
Salary
$28.00 per hour to $30.00 per hour
