Community Manager

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

  • Personnel Management
  • Regular/daily onsite attendance is required
  • Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
  • Complete weekly/daily office & maintenance staff schedules and assignments
  • Address performance problems; document, communicate with direct supervisor and HR, and terminate appropriately when necessary
  • Promote harmony and quality job performance of staff through supportive leadership
  • Ensure staff compliance with Company policies and procedures
  • Financial Management: aim for strong net operating income through cost control and revenue & leasing improvements; identify trends and recommend actions
  • Develop yearly operating budgets/forecasts
  • Monitor timely receipt and reconciliation of deposits, rent collections, and charges
  • Monitor timely receipt, reconciliation, and coding of vendor invoices
  • Ensure property closeout is completed on time and ownership financial reports are accurate
  • Strategic Leasing Management: develop yearly marketing plan and utilize marketing strategies and systems
  • Ensure leasing techniques are effective in obtaining closures, and that follow-up, lease documentation, and reporting are accurate and up to date
  • Respond to resident complaints, concerns, and requests to ensure satisfaction
  • Develop and implement resident retention programs (e.g., resident events, promotions, monthly newsletter)
  • Show, lease, and move in prospective residents
  • Administrative & Maintenance Management: ensure all reporting is accurate, complete, and timely
  • Lead emergency response for the property with staff and residents within company guidelines to minimize liability
  • Maintain property appearance; conduct regular inspections and plan for repair work
  • Manage resources, equipment, and supplies; obtain bids and manage vendor relationships
  • Direct maintenance, construction, and rehabilitation activities to ensure quality and timeliness

Education/Experience

  • High School Diploma or equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
  • Ability to understand and perform on-site software functions; basic computer skills required
  • Basic knowledge of Fair Housing Laws and OSHA requirements

Physical Requirements

  • Regularly required to communicate with others, handle tasks, and work overtime, weekends, and night hours (emergencies)
  • Often required to remain stationary or move about to accomplish tasks; may sit or stand for extended periods
  • Occasionally required to ascend/descend ladders and stairs, move in various environments, and lift or move objects up to 25 lbs

License/Equipment

  • Must have reliable transportation due to the emergency on-call requirement

Salary Range: $58,240 per hour to $72,800 per hour
