Position
COMMUNITY MANAGER
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
- Personnel Management
- Regular/daily onsite attendance is required
- Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
- Complete weekly/daily office and maintenance staff schedules and assignments
- Address performance problems, document appropriately, communicate with supervisor and HR, and terminate when necessary
- Promote harmony and quality job performance through supportive leadership
- Ensure staff compliance with Company policies and procedures
- Financial Management: achieve NOI goals through cost control and revenue and leasing strategies; identify trends and recommend adjustments
- Develop yearly operating budgets/forecasts
- Monitor timely receipt and reconciliation of deposits, rent collections, and charges
- Monitor timely receipt, reconciliation, and coding of vendor invoices
- Ensure property closeout and accurate ownership financial reports
- Strategic Leasing Management: develop yearly marketing plans and use marketing strategies and systems
- Ensure effective leasing techniques, follow-up, documentation, and reporting
- Handle resident complaints and requests to ensure satisfaction
- Develop resident retention programs
- Show, lease, and move-in prospective residents
- Administrative and Maintenance Management: ensure accurate leasing reporting and timely submissions
- Lead emergency response for the property with staff and residents
- Maintain property appearance and ensure timely repairs through inspections and work orders
- Plan and manage property resources, equipment, and supplies; obtain bids and manage vendor relations
- Direct maintenance, construction, and rehabilitation activities to ensure quality and timeliness
Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or four years of housing industry experience; or one to two years related experience and/or training; or equivalent combination
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
- Ability to understand and perform on-site software functions; basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
- Regularly communicate with others; may require standing or sitting for extended periods; overtime, weekends, and night hours as needed (emergencies)
- Likely to be stationary at times and/or move between worksites
- Occasionally ascend/descend ladders and stairs; work in various environments; lift up to 25 lbs; operate tools and vehicles; work in extreme temperatures and outdoor conditions
Licenses/Equipment
- Must have reliable transportation due to emergency on-call requirement
Salary: $60,000 - $65,000 per year
