Position

Community Manager – on-site leadership for a housing community under the supervision of the Regional Manager. You will oversee all aspects of operations, including personnel, leasing, maintenance, financial, administration, and risk management. Ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability considerations.

Key Responsibilities

  • Personnel management: screen, hire, train, coach, and develop on-site staff; supervise staff performance and conduct coaching and counseling as needed; document issues and coordinate with HR when necessary.
  • Operations: manage all on-site operations, including leasing, maintenance, and administration; ensure timely schedules and assignments for office and maintenance staff; maintain a high level of customer service and resident satisfaction.
  • Financial management: support budgets and forecasts; monitor rent collections, deposits, and charges; ensure timely processing of vendor invoices and financial reports; aim to optimize net operating income through cost control and revenue/leasing improvements.
  • Strategic leasing and marketing: develop yearly marketing plans; implement leasing strategies; ensure effective leasing processes, follow-up, and documentation; show, lease, and move in prospective residents; implement resident retention programs.
  • Administrative & maintenance management: ensure accurate reporting; oversee emergency response and liability reduction; monitor service request turnaround and maintenance responsiveness; conduct regular property inspections.
  • Resource planning: manage property resources, equipment, and supplies; coordinate bids and vendor relations; supervise construction or rehabilitation activities as needed.
  • Emergency readiness: head the property emergency team and respond to emergencies in line with company guidelines.

Qualifications

  • High School Diploma or Equivalent; Bachelor’s degree preferred, or four years’ experience in housing, or a combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Ability to perform on-site software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical & Other Requirements

  • Regularly communicate with others; ability to work overtime, weekends, and nights as needed (emergencies).
  • Physical ability to stand/walk for extended periods; move between work sites; occasional climbing of ladders and stairs; ability to lift up to 25 lbs; tolerate varied temperatures and outdoor conditions.
  • Must have reliable transportation due to on-call requirements.

Salary

$80,000 to $85,000 per year.
