Community Manager
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of the operation, including personnel, leasing, maintenance, financial, administration, and risk management. As on-site leader, you will supervise the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability considerations.
Responsibilities
- Personnel Management: screen, hire, train, coach, and develop on-site staff; ensure ongoing training and coaching to meet Asset training benchmarks.
- Staff scheduling: complete weekly/daily office and maintenance staff schedules and assignments.
- Performance management: address performance issues, document appropriately, communicate with direct supervisor and HR, and terminate when necessary.
- Staff development: promote harmony and quality job performance through effective leadership and ongoing guidance.
- Policy compliance: ensure staff adherence to Company policies and procedures.
- Financial Management: achieve strong net operating income through cost control and revenue/leasing improvement; identify trends and recommend strategies; develop yearly operating budgets/forecasts; monitor rent collections and deposit reconciliation; monitor vendor invoices and property closeouts; ensure accurate owner financial reports.
- Strategic Leasing Management: develop yearly marketing plans and utilize marketing strategies; ensure effective leasing techniques, follow-up, documentation, and reporting accuracy; handle resident inquiries to ensure satisfaction; implement retention programs.
- Application to move-in: show, lease, and move in prospective residents.
- Administrative & Maintenance Management: ensure accurate reporting, lead emergency response per guidelines, monitor service requests and maintenance responsiveness, maintain property appearance, and manage resources efficiently; supervise contractor activities to ensure quality.
- Emergency management: head the property emergency team and ensure appropriate response to emergencies within company guidelines to minimize liability.
Qualifications
- Education: High School Diploma or equivalent; Bachelor’s degree preferred, or four years of experience in the housing industry; or a combination of education and experience.
- Certifications: Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Technical: ability to use on-site software systems; basic computer skills.
- Regulatory: basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly communicate with others; perform duties that may require repetitive motions; work overtime, weekends, and night hours as needed for emergencies.
- Stay in a stationary position or move about to accomplish tasks; travel between worksites as required.
- Ability to climb ladders, stairs, and ramps; work in various environments, including outdoor conditions; lift and move up to 25 lbs; operate equipment and vehicles; work in hazardous conditions as applicable.
License/Equipment
- Must have reliable transportation due to emergency on-call requirements.
Salary Range
$65,000 – $70,000 per year
