Overview

COMMUNITY MANAGER is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability concerns.

Responsibilities

  • Personnel Management: screen, hire, train, coach, and develop on-site staff; ensure ongoing training and performance management; complete weekly/daily staff schedules.
  • On-site operations: supervise property operations, leasing, maintenance, and administrative activities; ensure compliance with company policies and safety standards.
  • Financial Management: strive to maximize net operating income through cost control and revenue/leasing improvements; develop yearly operating budgets/forecasts; monitor deposits, rent collections, vendor invoices, and financial reporting.
  • Strategic Leasing & Marketing: develop annual marketing plans; implement leasing strategies; ensure effective resident screening, lease signings, documentation, and reporting; address resident complaints and implement retention programs.
  • Administrative & Maintenance Management: ensure accurate leasing reporting; oversee emergency response and safety; monitor service request turnaround; conduct regular property inspections and plan for resource use.
  • Maintenance Leadership: direct maintenance, construction, and rehab activities to ensure quality and timely completion of work orders.
  • Other duties: provide on-site leadership for emergencies and ensure timely, compliant operations.

Education/Experience

  • High School Diploma or equivalent; Bachelor’s degree preferred or four years’ experience in housing; or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Basic computer skills and familiarity with on-site software; knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regular communication with others; ability to work overtime, weekends, and nights as needed (emergencies).
  • Ability to stand, sit, and move for extended periods; occasional ascent/descent of ladders and stairs; lift and move objects up to 25 lbs; operate basic tools and vehicles; work in various weather conditions and environments.

License/Equipment

  • Reliable transportation due to emergency on-call requirement.

Salary

Base pay range: $70,000.00/yr - $74,000.00/yr
