Position: Community Manager
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. You will supervise all on-site staff and operations to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability concerns.
Responsibilities
- Personnel Management: screen, hire, train, coach, and develop on-site staff; conduct ongoing training and performance management; maintain schedules.
- On-site operations: ensure consistency with company policies, lease administration, and maintenance activities; supervise staff and daily operations; manage emergencies as the on-site leader.
- Financial management: work toward maximizing net operating income through cost control and revenue/leasing improvements; develop annual budgets/forecasts; monitor deposits, rent collections, vendor invoices, and financial reporting.
- Strategic leasing management: develop yearly marketing plans, implement leasing strategies, ensure lease signings and documentation, and maintain accurate reporting; address resident complaints and provide retention programs.
- Administrative & maintenance management: ensure accurate reporting, timely submissions, regular property inspections, and efficient resource management; coordinate maintenance, construction, and rehabilitation activities to ensure quality and expediency.
- On-call responsibility: head emergency team for the property and respond to emergencies in alignment with company guidelines.
Qualifications
- High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in housing; or 1–2 years related experience and/or training; or equivalent combination of education and experience.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Ability to understand and perform on-site software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Occasionally required to stand, sit, and move; must be able to work overtime, weekends, and nights as needed for emergencies.
- Must be able to traverse buildings and outdoor areas, lift up to 25 lbs, and operate machinery or power tools as needed.
License/Equipment
- Must have reliable transportation due to the on-call requirement.
Compensation and Benefits
Salary Range: $75,000 per year to $80,000 per year. At Asset Living, compensation decisions consider factors such as skill set, background, certifications, and relevant experience.
