Community Manager

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

  • Personnel Management: Regular/daily onsite attendance required; screen, hire, train, coach, develop on-site staff.
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
  • Complete weekly/daily office & maintenance staff schedules and assignments.
  • Document performance problems, communicate with supervisor and HR, terminate appropriately when necessary.
  • Promote harmony and quality job performance of staff through support and effective leadership.
  • Financial Management: Achieve highest possible net operating income through cost control and revenue & leasing improvement; develop yearly operating budgets/forecasts; monitor deposits, rent collections, invoices; ensure property closeout accuracy.
  • Strategic Leasing Management: Develop yearly marketing plan; ensure effective lease techniques; handle resident complaints, retention programs; show, lease, move in prospective residents.
  • Administrative & Maintenance Management: Ensure accurate reporting; head emergency team; manage customer service and maintenance staff; maintain property appearance and repairs; plan resource utilization; direct maintenance, construction, rehabilitation activities.

Education/Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or four-year experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Basic computer skills required.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regular communication, repeat motions, overtime, weekends, night hours (emergencies).
  • Standing or sitting for prolonged periods; move about between worksites.
  • Ascend/descend ladders, stairs, scaffolding, ramps, step stools, move objects up to 25 lbs., operate machinery or power tools, operate motor vehicles and/or golf carts, operate in hazardous environments.

License/Equipment

  • Reliable transportation due to emergency on-call requirement.

Salary Range

$55,000 per year to $60,000 per year
