Senior Community Manager

Role Overview

The Community Manager oversees all operations of a housing community under the Regional Manager’s supervision. Responsibilities span personnel, leasing, maintenance, financial, administration, and risk management, ensuring compliance with Asset policies, safety, fair housing, and liability standards.

Essential Duties & Responsibilities

  • Personnel Management
  • Regular/daily onsite attendance required
  • Screen, hire, train, coach, and develop on‑site staff
  • Provide ongoing training, coaching, counseling, and guidance per Asset benchmarks
  • Create weekly/daily staff schedules and assignments
  • Address performance issues; document, communicate with supervisor and HR; terminate when necessary
  • Promote harmonious, high‑quality job performance through support and leadership
  • Ensure staff compliance with company policies and procedures
  • Financial Management: achieve highest possible NOI through cost control and revenue/leasing improvement; develop yearly budgets/forecasts; reconcile deposits, rent collections, vendor invoices; ensure accurate financial reports
  • Strategic Leasing Management: develop yearly marketing plan; use effective leasing techniques; handle resident complaints; implement retention programs; show, lease, and move in residents
  • Administrative & Maintenance Management: ensure accurate leasing reports; head emergency team; monitor service requests and maintenance staff; maintain property appearance and repairs; manage property resources and vendors; oversee maintenance, construction, and rehab activities

Education / Experience

  • High School Diploma or equivalent; Bachelor’s degree preferred or four years’ housing industry experience; or 1‑2 years related experience/training; or equivalent combination
  • CAM or ARM certification preferred
  • Basic computer skills required; ability to perform on‑site software functions
  • Basic knowledge of Fair Housing Laws and OSHA requirements

Physical Requirements

  • Regular communication with others; repetitive hand motions; work overtime, weekends, nights (emergencies)
  • Stand, sit, move around; occasionally ascend/descend ladders, stairs, scaffolding, etc.; lift objects up to 25 lbs
  • Operate machinery or motor vehicles; work in various environments, temperatures, and spaces

License / Equipment

  • Reliable transportation required due to emergency on‑call

Compensation and Benefits

Salary range: $80 000–$85 000 per year.

Additional compensation may include commission and performance bonuses. Benefits include medical, dental, vision, life, accidental, and disability insurance, 401(k) with employer matching, paid sick days, and company holidays.
