Responsibilities
- Oversee the entire operations of a housing community under the supervision of the Regional Manager, including personnel, leasing, maintenance, financial, administration, and risk management.
- Supervise all aspects of the property and staff to ensure compliance with Asset Living policies, safety and fair housing guidelines, and liability considerations.
- Manage onsite staff through recruitment, training, coaching, performance management, and development; ensure staff training and performance benchmarks are met.
- Prepare and manage weekly/daily office and maintenance staff schedules; ensure effective communication with supervisor and HR when issues arise.
- Address resident complaints and requests, develop resident retention programs, and ensure high levels of resident satisfaction; conduct property shows and lease signings as needed.
- Develop yearly operating budgets/forecasts and monitor deposit/rent collections and vendor invoices for timely processing and accuracy.
- Develop yearly marketing plans and employ leasing strategies and systems to drive occupancy and revenue.
- Plan for and manage administrative, leasing, and maintenance reporting; lead emergency response for the property within company guidelines.
- Ensure property appearance through regular inspections and coordinate repairs and make-readies with vendors and maintenance staff.
- Coordinate resource management, procurement, and vendor relations to ensure cost-effective operations.
Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or four years of housing industry experience; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Ability to perform on-site software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Frequent communication with others; ability to work overtime, weekends, and night hours as needed for emergencies.
- Remain stationary or move as required; ability to climb, descend, and navigate various work environments; lift and handle objects up to 25 lbs.; operate machinery or vehicles as needed.
- Work in various weather conditions and environments; comply with safety guidelines.
License/Equipment
- Must have reliable transportation due to on-call/emergency requirements.
Compensation and Benefits
Salary Range: $20 per hour to $22.47 per hour. At Asset Living, compensation decisions consider factors such as skill set, background, certifications, and relevant experience.
