Position
Community Manager – The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of operations, including personnel, leasing, maintenance, financial administration & risk management. As an on-site leader, you will supervise the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability considerations.
Responsibilities
- Personnel Management: supervise on-site staff, screen/hire/train/coach, develop staff, and ensure ongoing training and compliance with Asset training benchmarks.
- Administrative & Maintenance Management: manage office and maintenance schedules, ensure timely reporting, supervise vendor invoices and property inspections, and maintain property appearance.
- Financial Management: achieve target net operating income through cost control and revenue/leasing improvements; develop yearly operating budgets/forecasts; monitor deposits, rent collections, and timely processing of charges and vendor payments; ensure accurate ownership financial reports.
- Strategic Leasing Management: develop yearly marketing plans, implement leasing strategies, conduct showings, lease signing, and maintain accurate reporting systems; address resident complaints and implement retention programs.
- Resident Relations: address resident concerns, ensure resident satisfaction, and execute retention initiatives (events, newsletters, promotions).
- Operations Leadership: lead emergency response for the property within company guidelines; monitor service request responsiveness; plan and allocate resources, equipment, and supplies; oversee maintenance, construction, and rehabilitation activities to ensure quality and timely completion.
- Other on-site duties as required to ensure smooth property operations.
Qualifications
- Education: High School Diploma or Equivalent; Bachelor’s degree preferred, or four years’ experience in the housing industry; or an equivalent combination of education and experience.
- Certification: Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Technical: ability to perform all on-site software functions; basic computer skills; knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Frequent communication, ability to work overtime, weekends, and night hours (emergencies) as needed.
- Ability to remain stationary or move about the property; climb ladders and stairs; operate equipment and vehicles; lift/carry up to 25 lbs; work in various environments and temperatures; and perform tasks in confined spaces.
License/Equipment
- Must have reliable transportation due to on-call/emergency requirements.
Salary & Benefits
Salary Range: $25 per year to $30 per year. Additional compensation includes a comprehensive total rewards package with benefits (medical, dental, vision, life, disability insurance), 401K with employer matching, commissions and performance bonuses when applicable, and paid sick days and company holidays for full-time employees.
