Overview
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. You will supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
- Personnel Management: Regular/daily onsite attendance is required; screen, hire, train, coach, and develop on-site staff; ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks; complete weekly/daily office & maintenance staff schedules and assignments; address performance problems; document, communicate with direct supervisor and HR, and terminate appropriately when necessary; promote harmony and quality job performance.
- Financial Management: Achieve the highest possible net operating income through cost control and revenue & leasing improvement; develop yearly operating budgets/forecasts; monitor deposits, rent collections, and charges; ensure timely payment processing and vendor invoice coding; ensure property closeout and financial reports are accurate.
- Strategic Leasing Management: Develop yearly marketing plan and utilize marketing strategies; ensure leasing techniques are effective; handle resident complaints and requests to ensure satisfaction; develop and implement resident retention programs; show, lease, and move-in prospective residents.
- Administrative & Maintenance Management: Ensure all administrative & leasing reporting is accurate and timely; lead emergency response on-site; monitor service request turnaround and maintenance staff responsiveness; maintain property appearance and schedule regular inspections; plan resources and obtain bids; supervise maintenance, construction, and rehabilitation activities to ensure quality and expeditious work.
Qualifications
- Education/Experience: High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Certifications: Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Technical: Ability to understand and perform all on-site software functions; basic computer skills required.
- Knowledge: Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regular communication with others; ability to work overtime, weekends, and night hours (emergencies); may require standing, sitting, and mobility; ability to lift up to 25 lbs; operate machinery or power tools; work in various environments and weather conditions.
Licenses/Equipment
- Must have reliable transportation due to the emergency on-call requirement.
Salary
Salary Range: $90,000 per year to $95,000 per year
