Position
Community Manager – responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of operations, including personnel, leasing, maintenance, financials, administration & risk management. As the on-site leader, you will supervise property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
- Personnel Management: screen, hire, train, coach, and develop on-site staff; conduct ongoing training and performance coaching; complete weekly/daily office & maintenance staff schedules; address performance problems and take appropriate action; promote harmony and quality performance; ensure policy compliance.
- Financial Management: strive for NOI improvement through cost control and revenue/leasing improvements; develop yearly operating budgets/forecasts; monitor deposits, rent collections, and charges; ensure timely vendor invoices processing; ensure timely property closeout and accurate financial reports.
- Strategic Leasing Management: develop yearly marketing plan; implement leasing strategies; ensure effective leasing techniques, follow-up, and accurate reporting; address resident complaints and requests; implement retention programs; show, lease, and move-in prospective residents.
- Administrative & Maintenance Management: ensure accurate reporting; head emergency team for the property; monitor service request turnaround and maintenance responsiveness; maintain property appearance and regular inspections; manage resources, equipment, and vendor bids; supervise maintenance, construction, and rehabilitation work to ensure quality and timeliness.
- Other: provide direction to on-site teams and ensure operations comply with company guidelines; on-call emergencies as required.
Qualifications
- High School Diploma or equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or 1–2 years related experience and/or training; or equivalent combination of education and experience.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Ability to understand and perform on-site software functions; basic computer skills required; knowledge of Fair Housing Laws and OSHA requirements.
- Must have reliable transportation due to emergency on-call requirement.
Physical & Other Requirements
- Regular communication with others; ability to work overtime, weekends, and night hours during emergencies; ability to stand or sit for extended periods; abilities to move about between worksites; ability to climb ladders or stairs and perform light to moderate physical tasks; ability to lift up to 25 lbs and operate vehicles or equipment as needed; ability to work in varying weather conditions and environments.
Salary
Salary Range: $29 per hour to $31 per hour.
