Position

COMMUNITY MANAGER

Responsibilities

  • Oversee the entire operations of a housing community under the supervision of the Regional Manager, including personnel, leasing, maintenance, financials, administration, and risk management.
  • Supervise on-site staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability considerations.
  • Personnel Management: screen, hire, train, coach, and develop on-site staff; provide ongoing training, counseling, and guidance; manage schedules and assignments.
  • Maintain staff performance through coaching, documentation, and appropriate action when necessary; promote harmony and quality performance.
  • Ensure staff compliance with company policies and procedures.
  • Financial Management: pursue NOI growth through cost control and revenue/leasing improvements; develop yearly operating budgets/forecasts; monitor deposits, rent collections, and charges; ensure timely vendor invoice processing and accurate financial reporting; ensure property closeout and ownership reports are accurate.
  • Strategic Leasing Management: develop yearly marketing plans, implement leasing strategies, ensure timely lease signings and accurate reporting; address resident complaints and requests to maintain resident satisfaction.
  • Develop and implement resident retention programs (e.g., events, promotions, monthly newsletter).
  • Administrative & Maintenance Management: ensure timely leasing reporting; lead emergency response for the property; monitor service request turnaround and maintenance staff responsiveness; maintain property appearance through regular inspections and timely repairs; manage procurement of resources and bids from vendors; supervise maintenance, construction, and rehabilitation activities to ensure quality and expediency.
  • Direct and monitor on-site operations to meet quality standards and minimize liability.

Education/Experience

  • High School Diploma or equivalent; Bachelor’s degree preferred or four years’ housing industry experience; or 1–2 years related experience or training; or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Ability to understand and perform on-site software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Must be able to communicate with others, perform routine tasks, and work overtime, weekends, and night hours as needed (emergencies).
  • Regularly required to remain in a stationary position, or move about between worksites; may involve standing or sitting for extended periods.
  • Occasionally required to ascend/descend ladders, stairs, and navigate various environments; may lift and move up to 25 lbs; operate equipment and vehicles as necessary; work in various weather and hazardous conditions.

License/Equipment

  • Must have reliable transportation due to emergency on-call requirement.

Compensation and Perks

Salary Range: $55,000.00 per year to $65,000.00 per year. The offer includes a comprehensive total rewards package with benefits (medical, dental, vision, life, accidental, and disability insurance), 401K with employer matching, commissions and performance bonuses where applicable, paid sick days, and company holidays.
