Community Manager
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability considerations.
Essential Duties & Responsibilities
- Personnel Management
- Regular/daily onsite attendance is required
- Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in line with Asset training benchmarks
- Complete weekly/daily office and maintenance staff schedules and assignments
- Address performance issues, document appropriately, communicate with direct supervisor and HR, and terminate when necessary
- Promote harmony and quality job performance through supportive leadership
- Ensure staff compliance with Company policies and procedures
- Financial Management: Develop and monitor budgets, cost control, revenue, and leasing improvements; identify trends and recommend actions
- Develop yearly operating budgets/forecasts
- Monitor deposits, rent collections, and charges for timely submission
- Monitor vendor invoice processing and coding for accuracy
- Ensure property closeout and accurate ownership financial reports
- Strategic Leasing Management: Develop yearly marketing plan and utilize marketing strategies and systems
- Ensure leasing techniques are effective; complete lease signings and maintain reporting accuracy
- Address resident complaints and requests to ensure satisfaction
- Develop and implement resident retention programs (events, promotions, newsletters, etc.)
- Show, lease, and move in prospective residents
- Administrative & Maintenance Management: Ensure all reporting is accurate, complete, and timely
- Lead emergency response for the property and minimize liability
- Maintain property appearance and ensure timely repairs and regular inspections
- Plan and utilize property resources, obtain bids, and manage vendor relationships
- Direct maintenance, construction, and rehabilitation activities to ensure quality and efficiency
Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred, or four years’ experience in housing, or one to two years related experience and/or training, or equivalent combination
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
- Ability to perform on-site software functions; basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
- Regularly communicate with others; may require repetitive motions; may work overtime, weekends, and night hours (emergencies)
- Remain stationary or move about as needed; stand or sit for extended periods
- Occasionally ascend/descend ladders, stairs, and other structures; move to various environments; lift and move objects up to 25 lbs; operate tools and vehicles; work in various temperatures and outdoor conditions
License/Equipment
- Must have reliable transportation due to on-call emergencies
Compensation
At Asset Living, compensation decisions consider factors such as skill set, background, certifications, and experience. The offer may include total rewards: medical, dental, vision, life, accidental and disability insurance, 401K with employer matching, commissions and performance bonuses when applicable, plus paid sick days and company holidays for full-time employees.
Salary Range
$57,000 per year to $60,000 per year
