Overview

Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability concerns.

Responsibilities

  • Personnel Management
  • Regular/daily onsite attendance is required
  • Use consistent techniques and company directives to screen, hire, train, coach, and develop on-site staff
  • Ensure the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
  • Complete weekly/daily office and maintenance staff schedules and assignments
  • Address performance problems, document appropriately, communicate with direct supervisor and HR, and terminate when necessary
  • Promote harmony and quality job performance of staff through support and effective leadership
  • Ensure staff compliance with Company policies and procedures
  • Financial Management: Achieve highest possible net operating income through cost control and revenue/ leasing improvements; identify trends and recommend strategies
  • Develop yearly operating budgets/forecasts
  • Monitor timely receipt and reconciliation of deposits, rent collections, and charges
  • Monitor timely receipt, reconciliation, and coding of all vendor invoices
  • Ensure property closeout is completed on time and ownership financial reports are accurate
  • Strategic Leasing Management: Develop yearly marketing plan and utilize strategies and systems
  • Leasing: Ensure staff leasing techniques are effective in obtaining closures, follow-up, lease documentation, and reporting
  • Respond to resident complaints, concerns, and requests to ensure satisfaction
  • Develop and implement resident retention programs (e.g., resident functions, promotions, monthly newsletter)
  • Show, lease, and move in prospective residents
  • Administrative and Maintenance Management: Ensure reporting is accurate and timely
  • Head emergency team for the property; respond to emergencies per guidelines to minimize liability
  • Maintain property appearance and ensure repairs are completed timely; conduct regular property inspections and tours
  • Manage resources, equipment, and supplies economically; obtain bids and coordinate with vendors, suppliers, and contractors
  • Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency

Education/Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in housing, or one to two years related experience or training; or equivalent combination of education and experience
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
  • Ability to understand and perform on-site software functions; basic computer skills required
  • Basic knowledge of Fair Housing Laws and OSHA requirements
  • Bilingual candidates preferred

Physical Requirements

  • Regularly stand, use hands to finger, handle, or feel; reach with hands and arms; talk or hear. Frequently walk and sit. Occasionally stoop, kneel, crouch, or crawl. Occasionally lift and/or move up to 25 pounds.

License/Equipment

  • Must have reliable transportation due to the emergency on-call requirement

Salary Range: $27 per hour to $29 per hour
