Community Manager
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living’s policies and procedures, safety and fair housing guidelines, and liability concerns.
Pay
Base pay range: $87,000.00/yr - $90,000.00/yr
Essential Duties & Responsibilities
- Personnel Management
- Regular/daily on-site attendance is required
- Use consistent techniques and company directives to screen, hire, train, coach, and develop on-site staff
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
- Complete weekly/daily office and maintenance staff schedules and assignments
- Address performance issues; document appropriately, communicate with direct supervisor and HR, and terminate when necessary
- Promote harmony and quality job performance through leadership and support
- Ensure staff compliance with company policies and procedures
- Financial Management
- Aim to maximize net operating income through cost control and revenue/leasing improvements; identify trends and recommend strategies
- Develop yearly operating budgets/forecasts
- Monitor timely receipt and reconciliation of deposits, rent collections, and charges
- Monitor timely receipt, reconciliation, and coding of vendor invoices
- Ensure property closeout and accurate ownership financial reports
- Strategic Leasing Management
- Develop yearly marketing plan and utilize marketing strategies and systems
- Ensure leasing techniques are effective in obtaining closures, follow-up, and accurate documentation
- Address resident complaints, concerns, and requests to ensure satisfaction
- Develop and implement resident retention programs
- Show, lease, and move-in prospective residents
- Administrative and Maintenance Management
- Ensure all administrative and leasing reporting is accurate, complete, and timely
- Lead the emergency team to handle property emergencies following company guidelines to minimize liability
- Maintain excellent customer service and monitor service request turnaround
- Maintain property appearance and ensure timely repairs, with regular inspections
- Plan and utilize property resources, equipment, and supplies economically
- Oversee maintenance, construction, and rehabilitation activities to ensure quality and timeliness
Education/experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in housing, or one to two years related experience and/or training; or equivalent combination of education and experience
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
- Ability to understand and perform on-site software functions; basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
- Regularly communicate with others; may involve repetitive motions; able to work overtime, weekends, and night hours during emergencies
- Remain stationary or move about as needed; standby for tasks as required
- Occasionally ascend/descend ladders, stairs, and other structures; work in various environments and temperatures; lift up to 25 lbs; operate vehicles as needed; exposure to chemicals
License/equipment
- Must have reliable transportation due to on-call emergency requirement

$87,000 per year to $90,000 per year
