Position: Community Manager

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. This includes personnel, leasing, maintenance, financial, administration, and risk management. On-site leadership ensures compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability considerations.

Essential Duties & Responsibilities

  • Personnel Management
  • Regular/daily onsite attendance is required
  • Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
  • Complete weekly/daily office and maintenance staff schedules and assignments
  • Address performance problems; document, communicate with direct supervisor and HR, and terminate appropriately when necessary
  • Promote harmony and quality job performance through support and effective leadership
  • Ensure staff compliance with Company policies and procedures
  • Financial Management
  • Achieve the highest possible net operating income through cost control and revenue/leasing improvement; identify trends and recommend strategies
  • Develop yearly operating budgets/forecasts
  • Monitor timely receipt and reconciliation of deposits, rent collections, and charges
  • Monitor timely receipt, reconciliation, and coding of vendor invoices
  • Ensure property closeout is completed on time and ownership financial reports are accurate
  • Strategic Leasing Management
  • Develop yearly marketing plan and utilize marketing strategies and systems
  • Leasing techniques are effective in obtaining closure, follow-up procedures met, and lease documentation up to date
  • Handle resident complaints, concerns, and requests to ensure satisfaction
  • Develop and implement resident retention programs
  • Show, lease, and move-in prospective residents
  • Administrative & Maintenance Management
  • Ensure all administrative and leasing reporting is accurate and submitted on time
  • Head emergency team for the property; respond to emergencies with staff and residents per guidelines to minimize liability
  • Maintain property appearance and ensure repairs are completed timely; conduct regular property inspections
  • Plan and utilize property resources, equipment, and supplies economically
  • Direct maintenance, construction, and rehabilitation activities to ensure quality and speed

Education/Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in housing, or one to two years related experience and/or training; or equivalent
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
  • Ability to understand and perform all on-site software functions; basic computer skills required
  • Basic knowledge of Fair Housing Laws and OSHA requirements

Physical Requirements

  • Regularly communicate with others, operate computers, and work overtime, weekends, and nights as needed (emergencies)
  • Remain standing or sitting for prolonged periods; move between worksites
  • Occasionally climb ladders, stairs, and navigate various environments; lift and move objects up to 25 lbs.; operate tools and vehicles; work in extreme temperatures and outdoor conditions

License/Equipment

  • Must have reliable transportation due to emergency on-call requirement

Salary Range: $45,000 – $50,000 per year
