Community Manager

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of operations, including personnel, leasing, maintenance, financial, administration & risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies, safety and fair housing guidelines, and liability considerations.

Essential Duties & Responsibilities

  • Personnel Management
  • Regular/daily onsite attendance is required
  • Use consistent techniques & company directives to screen, hire, train, coach, and develop on-site staff
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
  • Complete weekly/daily office & maintenance staff schedules and assignments
  • Address performance issues, document appropriately, communicate with direct supervisor and HR, and terminate when necessary
  • Promote harmony and quality job performance through leadership
  • Ensure staff compliance with Company policies and procedures
  • Financial Management
  • Aim to maximize net operating income through cost controls and revenue/leasing improvements; identify trends and recommend actions
  • Develop yearly operating budgets/forecasts
  • Monitor deposits, rent collections, and charges for timely submission
  • Monitor vendor invoices for timely processing
  • Ensure property closeout and accurate ownership financial reports
  • Strategic Leasing Management
  • Develop yearly marketing plan and utilize marketing strategies
  • Ensure leasing techniques are effective in obtaining closures, follow-up, leases, and reporting
  • Address resident complaints and requests to ensure satisfaction
  • Develop and implement resident retention programs
  • Show, lease, and move-in prospective residents
  • Administrative & Maintenance Management
  • Ensure reporting is accurate and submitted on time
  • Lead emergency team for property; respond to emergencies per guidelines to minimize liability
  • Maintain property appearance; regular inspections and tours
  • Plan and utilize property resources, obtain bids, and manage contractors
  • Direct maintenance, construction, and rehabilitation to ensure quality and timeliness

Education/experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ housing industry experience; or equivalent combination
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
  • Ability to perform on-site software functions; basic computer skills required
  • Basic knowledge of Fair Housing Laws and OSHA requirements

Physical Requirements

  • Regularly communicate with others; may require overtime, weekends, and night hours (emergencies)
  • Remain in a stationary position or move about to accomplish tasks; may be in various environments
  • Occasionally ascend/descend ladders, stairs, and move objects up to 25 lbs.; operate machinery or power tools; work in various temperatures and outside conditions

License/equipment

  • Must have reliable transportation due to on-call requirements

Salary Range: $60,000 per year
