Community Manager
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
- Personnel Management
- Regular/daily onsite attendance is required
- Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
- Complete weekly/daily office & maintenance staff schedules and assignments
- Address performance issues, document appropriately, communicate with direct supervisor and HR, and terminate when necessary
- Promote harmony and quality job performance through supportive leadership
- Ensure staff compliance with company policies and procedures
- Financial Management: achieve NOI through cost control and revenue/leasing improvements; identify trends and recommend strategies
- Develop yearly operating budgets/forecasts
- Monitor timely deposits, rent collections, charges, and vendor invoices; ensure timely submissions
- Ensure property closeout on time and accuracy of ownership financial reports
- Strategic Leasing Management: develop yearly marketing plan and utilize marketing strategies; ensure leasing activities are accurate and up to date
- Handle resident complaints and requests to ensure satisfaction; develop retention programs
- Show, lease, and move-in prospective residents
- Administrative & Maintenance Management: ensure accurate reporting; manage emergency response; monitor service requests and maintenance turnover
- Maintain property appearance and perform regular inspections
- Plan and utilize resources, equipment, and supplies; obtain bids and manage vendors
- Direct maintenance, construction, and rehabilitation activities to ensure quality and timeliness
Education/Experience
- High School Diploma or equivalent; Bachelor’s degree preferred or four years’ experience in housing, or one to two years related experience and/or training
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
- Ability to understand and perform all on-site software functions; basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
- Regularly communicate with others; may work overtime, weekends, and night hours (emergencies)
- Remain standing or seated for extended periods; move between worksites as needed
- Occasionally climb ladders or stairs; lift and move objects up to 25 lbs.; work in various environments and temperatures
License/Equipment
- Must have reliable transportation due to on-call requirements
Salary
$60,000 per year to $65,000 per year
