Community Manager

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

  • Personnel Management
  • Regular/daily onsite attendance is required
  • Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with training benchmarks
  • Complete weekly/daily office and maintenance staff schedules and assignments
  • Address performance problems; document, communicate with direct supervisor and HR, and terminate where necessary
  • Promote harmony and quality job performance through supportive leadership
  • Ensure staff compliance with company policies and procedures
  • Financial Management: achieve NOI through cost control and revenue/leasing improvements; identify trends and recommend actions
  • Develop yearly operating budgets/forecasts
  • Monitor deposits, rent collections, and charges; ensure timely submission
  • Monitor, reconcile, and code all vendor invoices
  • Ensure timely property closeout and accurate ownership financial reports
  • Strategic Leasing Management: develop yearly marketing plans and utilize marketing strategies and systems
  • Ensure effective leasing techniques, follow-up, lease signing/documentation, and reporting accuracy
  • Address resident complaints, concerns, and requests to ensure satisfaction
  • Develop and implement resident retention programs (e.g., events, promotions, monthly newsletter)
  • Show, lease, and move-in prospective residents
  • Administrative & Maintenance Management: ensure accurate, complete, and timely leasing reporting
  • Lead emergency team for the property; respond to emergencies per guidelines to minimize liability
  • Maintain excellent customer service and monitor service request turnaround and maintenance staff responsiveness
  • Maintain property appearance; conduct regular inspections and walks to ensure make-ready and work orders are completed
  • Plan and utilize property resources, equipment, and supplies; obtain bids and manage vendor/service quality
  • Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and timeliness

Education/Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience/training; or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Ability to understand and perform on-site software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly communicate with others; ability to perform repetitive motions; work overtime, weekends, and nights as needed for emergencies.
  • Remain stationary or move about as needed; work at various work sites.
  • Occasionally ascend/descend ladders, stairs, and other structures; work in environments with varying temperatures and outdoor conditions; lift and move up to 25 lbs.

License/Equipment

  • Must have reliable transportation due to emergency on-call requirement.

Compensation and Benefits

Salary Range: $30 per year to $32 per year. Compensation decisions consider skill set, background, certifications, and related factors. Our total rewards package includes medical, dental, vision, life, accidental and disability insurance, 401K with employer matching, and commission/bonuses where applicable. Full-time employees also receive paid sick days and company holidays.
