Position: Community Manager – on-site leadership of a housing community, reporting to the Regional Manager.
Responsibilities
- Oversee all operations of a housing community, including personnel, leasing, maintenance, finances, administration, and risk management.
- Supervise on-site staff to ensure compliance with Asset Living policies, safety and fair housing guidelines, and liability considerations.
- Maintain regular/daily on-site attendance and manage staffing through screening, hiring, training, coaching, and development.
- Prepare and manage office and maintenance schedules; address performance issues and document actions with supervisory and HR as needed.
- Implement cost controls and leasing strategies to maximize net operating income; develop operating budgets/forecasts and monitor deposits, rent collections, and vendor invoices.
- Develop and execute yearly marketing plans; lease, show, and move-in prospective residents; address resident complaints and implement retention programs.
- Ensure timely, accurate administrative and leasing reporting; respond to emergencies and coordinate with staff and residents to minimize liability.
- Conduct regular property inspections to maintain appearance and coordinate repairs; manage vendor bids and ensure timely project completion.
- Supervise maintenance, construction, and rehabilitation activities to ensure quality and efficiency.
Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in housing, or equivalent combination of education and experience.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Proficiency with on-site software and basic computer skills; knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Ability to communicate effectively, work varied hours including emergencies, and perform duties that may require standing, walking, or lifting up to 25 lbs.
- Occasional climbing/descending of ladders, stairs, and working in various environments, indoors and outdoors, with potential exposure to weather and chemicals.
License/Equipment
- Must have reliable transportation due to emergency on-call requirements.
Compensation and Benefits
Salary Range: $60,000 – $65,000 per year. Compensation offers are based on experience, skills, and qualifications. Our benefits package includes medical, dental, vision, life, disability insurance, 401(k) with employer matching, and potential bonuses. Full-time employees receive paid sick days and holidays.
