Position Overview

Community Manager The Community Manager oversees the operations of a housing community under the supervision of the Regional Manager. Responsibilities include personnel, leasing, maintenance, financial, administration & risk management. As on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability considerations.

Essential Duties & Responsibilities

  • Personnel Management
  • Regular/daily onsite attendance is required
  • Screen, hire, train, coach, and develop on-site staff using consistent techniques & company directives
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
  • Manage weekly/daily office & maintenance staff schedules and assignments
  • Address performance problems; document, communicate with direct supervisor and HR, and terminate appropriately when necessary
  • Promote harmony and quality job performance through leadership and support
  • Ensure staff compliance with Company policies and procedures
  • Financial Management: aim for high net operating income via cost control and revenue/leasing improvement; identify trends and recommend strategies
  • Develop yearly operating budgets/forecasts
  • Monitor timely receipt and reconciliation of deposits, rent collections, and charges
  • Monitor timely receipt, reconciliation, and coding of all vendor invoices
  • Ensure property closeout is completed on time and ownership financial reports are accurate
  • Strategic Leasing Management: develop yearly marketing plan and utilize marketing strategies & systems
  • Ensure effective leasing techniques, follow-up procedures, lease signings, and accurate reporting
  • Address resident complaints and requests to maintain resident satisfaction
  • Develop and implement resident retention programs
  • Show, lease, and move-in prospective residents
  • Administrative & Maintenance Management: ensure reporting is accurate and timely
  • Head emergency team for the property and manage emergencies within company guidelines to minimize liability
  • Maintain property appearance and ensure timely repairs through regular inspections
  • Plan and allocate property resources, equipment, and supplies effectively
  • Direct maintenance, construction, and rehabilitation activities to ensure quality and expeditious work

Education/Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
  • Ability to understand and perform on-site software functions; basic computer skills required
  • Basic knowledge of Fair Housing Laws and OSHA requirements

Physical Requirements

  • Regularly communicate with others; may require repetitive motions; may require overtime, weekends, and night hours for emergencies
  • Occasionally stand, walk, or sit for prolonged periods; move between worksites
  • Occasionally ascend/descend ladders, stairs, and move to various environments; lift up to 25 lbs and operate machinery or vehicles

License/Equipment

  • Must have reliable transportation due to the emergency on-call requirement

Salary Range

$55,000 per year to $60,000 per year
