Community Manager
to oversee daily operations of a 60+ unit residential property. This position requires strong leasing skills, excellent communication, and a proactive approach to property management. The Community Manager will serve as the first point of contact for current and prospective residents and play a key role in maintaining high occupancy rates, coordinating maintenance, and ensuring an outstanding living experience for all residents. Responsibilities Leasing & Marketing Manage all aspects of the leasing process, including marketing, unit showings, applicant screening, and lease execution. Maintain and update online listings (Craigslist, Zillow, Apartments.com, On-Site, etc.). Build strong relationships with prospects and residents to promote renewals and referrals. Ensure compliance with Fair Housing and company screening criteria during application and leasing processes.
Property Management & Operations
Oversee day-to-day operations of the leasing office and apartment community. Perform regular property inspections to ensure cleanliness, safety, and curb appeal. Coordinate unit turnovers and track progress in Yardi Voyager; report delays or issues to the Regional Manager. Manage and assist in resolving resident concerns and lease violations professionally and timely.
Rent Collection & Reporting
Collect monthly rent payments and ensure timely deposits into Yardi Voyager and the bank. Monitor delinquencies, assist in creating payment plans, and provide weekly updates to the Regional Manager. Send monthly notices regarding outstanding balances and resident credits. Prepare and submit weekly activity reports and leasing updates to ownership and management.
Administrative & Compliance
Maintain accurate resident records and lease files in accordance with company policies and audit standards. Submit move-in/move-out documentation and leasing paperwork to the Accounting Department on schedule. Assist with preparation and distribution of resident notices, warnings, and community updates. Support maintenance team by arranging work orders and following up on repair requests.
Qualifications
High school diploma or GED required; college coursework or related certifications a plus. Minimum 1 year of property management or leasing experience preferred. Proficient in AppFolio, SharePoint, and Microsoft Office Suite. Strong organizational, time management, and communication skills. Working knowledge of Fair Housing regulations and rental practices.
