Overview

Community Manager role at Asset Living. The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability considerations.

Essential Duties & Responsibilities

  • Personnel Management: screen, hire, train, coach, and develop on-site staff; provide ongoing training and performance guidance.
  • Regular/daily onsite attendance is required; manage office and maintenance staff schedules and assignments.
  • Deal effectively with performance issues; document appropriately, communicate with supervisor and HR, and terminate when necessary.
  • Promote harmony and quality job performance through leadership and coaching; ensure policy compliance.
  • Financial Management: work to maximize net operating income through cost control and revenue/leasing improvements; develop operating budgets/forecasts.
  • Monitor deposits, rent collections, and charges; ensure timely processing and reporting; monitor and code vendor invoices.
  • Strategic Leasing Management: develop yearly marketing plans and implement marketing strategies; supervise leasing activities to ensure closures and accurate reporting; address resident complaints and referrals.
  • Retain residents through retention programs and effective communication; show, lease, and move-in prospective residents.
  • Administrative & Maintenance Management: ensure reporting is accurate and timely; lead emergency response and minimize liability; oversee service requests and property repairs; conduct regular property inspections.
  • Plan resource usage, obtain vendor bids, and oversee maintenance, construction, and rehabilitation activities to ensure quality and timeliness.

Education/Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Ability to understand on-site software functions; basic computer skills required.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly communicate with others; may work overtime, weekends, and night hours (emergencies); may be required to lift up to 25 lbs; operate various tools and vehicles; work in different environments and temperatures.

License/Equipment

  • Must have reliable transportation due to the emergency on-call requirement.

Compensation & Benefits

Salary Range: $40,000 per year to $45,000 per year. Full-time employees are eligible for a comprehensive total rewards package that includes medical, dental, vision, life, accidental and disability insurance, 401K with employer matching, commission and performance bonuses where applicable, and paid sick days and company holidays.
