Community Manager – Responsibilities

  • Oversee the entire operations of a housing community under the supervision of the Regional Manager.
  • Manage all phases of operations including personnel, leasing, maintenance, financial, administration, and risk management.
  • Supervise on-site staff to ensure compliance with Asset Living policies, safety, fair housing guidelines, and liability considerations.
  • Develop and implement resident retention programs and provide excellent customer service.
  • Develop yearly operating budgets/forecasts and monitor financial activities such as deposits, rent collections, and charges.
  • Develop yearly marketing plans, leasing strategies, and systems to achieve occupancy goals.
  • Monitor service request turnaround and the condition and appearance of the property through regular inspections.
  • Head emergency team duties for the property and coordinate responses within company guidelines.
  • Maintain all administrative and leasing reporting in a timely and accurate manner.
  • Ensure staff is trained, coached, and developed to meet performance benchmarks.

Education/Experience

  • High School Diploma or equivalent; Bachelor’s degree preferred or four years of experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Ability to understand and perform all on-site software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly communicate to exchange information; may require repetitive motions of wrists, hands, and fingers; ability to work overtime, weekends, and night hours during emergencies.
  • Typically remain in a stationary position or move about to accomplish tasks; may need to ascend/descend ladders and navigate various environments; lift and move up to 25 lbs.; operate machinery or vehicles as needed.
  • Potential exposure to hazardous chemicals and various weather conditions.

License/Equipment

  • Must have reliable transportation due to the emergency on-call requirement.

Compensation and Benefits

Salary Range: $29.00 per hour to $30.00 per hour. Our compensation decisions consider skill set, background, certifications, and other factors; total rewards include medical/dental/vision/Life/AD&D, disability insurance, 401(k) with employer matching, and potential bonuses. Full-time employees receive paid sick days and holidays.
