Position: Community Manager
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of operations, including personnel, leasing, maintenance, financial, administration and risk management. On-site leadership includes supervising property staff to ensure compliance with Asset Living policies, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities Personnel Management: screen, hire, train, coach, and develop on-site staff; ensure ongoing training and coaching for staff and compliance with Asset training benchmarks.
Administrative and on-site operations: complete weekly/daily office and maintenance staff schedules; monitor performance and address problems; document and communicate with supervisor and HR; terminate appropriately when necessary.
Financial Management: pursue NOI goals through cost control and revenue/leasing improvements; develop yearly operating budgets/forecasts; monitor deposits, rent collections, vendor invoices, and financial reporting.
Strategic Leasing Management: develop yearly marketing plans; implement leasing strategies; ensure lease signing, documentation, and reporting accuracy; address resident complaints and requests; implement resident retention programs.
Administrative & Maintenance Management: ensure accurate leasing reporting; lead property emergency response; monitor service request turnaround; maintain property appearance and timely repairs; manage vendor relationships and procurement.
General supervision: provide leadership to ensure quality performance and compliance with company policies and procedures.
Education/Experience High School Diploma or Equivalent; Bachelor’s degree preferred or four years of experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Ability to understand and perform all on-site software functions; basic computer skills required.
Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements Regularly stand, use hands, reach, speak and hear; walk and sit; occasionally stoop, kneel, crouch, or crawl; occasional lifting up to 25 pounds.

License/Equipment Must have reliable transportation due to on-call/emergency requirements.

$32.00 per hour to $34.00 per hour
