Job Description
Peak Properties is seeking a Community Manager to lead operations at a large, new construction apartment community located in Arlington Heights, IL. This leadership role involves overseeing all aspects of property operations, including tenant relations, staff supervision, maintenance coordination, and financial management.
Position summary:
The Community Manager Position requirements include institutional multifamily property management experience, proficiency in Yardi (or similar management CRM), and an active state brokerage license. This is a strategic and hands-on leadership role offering the opportunity to work closely with ownership on revenue strategy and operational execution, with eligibility for performance incentives & long-term career advancement.
Responsibilities:
Tenant Relations:
· Work closely with the leasing team to process new applications and communicate with future residents on move-in instructions.
· Be the primary point of contact for residents on lease renewals, general complaints, lease questions, and collections.
· Process, update, and maintain detailed tenant information in CRM (Yardi/RentCafé)
· Create and coordinate resident events, newsletters, and community notifications.
Leadership & Team Management:
· Manage an onsite team of 5+ people, which may include but are not limited to: Assistant Property Managers, Building Engineers, Janitors, and Service Technicians.
· Ability to recruit, train, and retain staff.
Facilities Management:
· Regularly inspect property and units and coordinate repairs, inspections, and certificates as needed.
· Work with maintenance team on scheduling & assessing work orders, collect and document vendor updates, and facilitate new bids from contractors.
· Maintain organized documentation of all mechanical equipment (make, model, serial numbers) along with a detailed preventative maintenance log with notes on historical maintenance issues & associated repair costs.
Financial Reporting & Operational Oversight:
· Create, manage, and report on property financials (monthly variance analysis, annual budget preparation, etc.) and property operations (leasing updates, tenant feedback, building events, etc.).
· Practical understanding of operating expenses and revenue management strategies with the ability to articulate their impact on NOI.
· Participate and lead reoccurring meetings with ownership.
· Work closely with management & ownership to implement new revenue strategies and participate in ad-hoc projects as instructed by management.
· Ensure compliance with management agreement.
Qualifications:
· Proven lease-up & revenue management experience with large, new construction multifamily assets (200+ units) highly preferred.
· Quantifiable track record of driving absorption, managing marketing strategy, and achieving leasing targets.
- Exceptional organizational skills with a strong attention to detail.
- Demonstrated leadership in building, managing, and motivating high-performing onsite teams (leasing, maintenance, assistant managers, etc.).
- Strong command of multifamily financials, including budgeting, forecasting, P&L management, and NOI optimization.
- Proficient in property management systems (preferably Yardi) and Microsoft Excel.
- Familiarity with technical building systems.
- Strategic thinker with sound judgment and independent decision-making ability aligned with ownership objectives.
- Experience with compliance & reporting on affordable units (ARO, IHO, etc.)
- Bachelor’s degree in Business Administration, Real Estate, or related field preferred; CAM, CPM, or ARM designation a plus.
- Ability to access emails on weekends and be available to resolve time-sensitive issues outside of normal business hours as needed.
- Active Illinois real estate broker license.
Compensation & Benefits:
· Base salary range of $100,000-$115,000 based on experience.
· Potential bonus eligibility. Actual bonuses, if any, are awarded at the discretion of the Company.
