Responsibilities

  • Oversee all operations of a housing community under the supervision of the Regional Manager.
  • Manage personnel, leasing, maintenance, financials, administration, and risk management for the property.
  • Supervise on-site staff to ensure compliance with Asset Living policies, safety and fair housing guidelines, and liability considerations.
  • Screen, hire, train, coach, and develop on-site staff; provide ongoing training and performance management.
  • Plan and assign office and maintenance tasks; maintain staff schedules.
  • Address performance issues, document appropriately, communicate with supervisor and HR, and terminate when necessary.
  • Promote a positive work environment and high-quality job performance among staff.
  • Ensure staff compliance with company policies and procedures.
  • Develop and monitor annual operating budgets/forecasts; manage financial activities including deposits, rent collections, and charges; ensure timely reporting and coding of vendor invoices.
  • Develop yearly marketing plans and implement leasing strategies; ensure effective leasing techniques and accurate reporting.
  • Handle resident concerns, complaints, and requests to maintain resident satisfaction; implement retention programs.
  • Show, lease, and move in prospective residents in a timely and professional manner.
  • Maintain administrative and leasing reporting accuracy and timeliness; lead property emergencies per company guidelines.
  • Monitor service request turnaround, maintenance responsiveness, property appearance, and timely repairs; conduct regular property inspections.
  • Plan and manage resources, equipment, and supplies; obtain bids and manage vendor relationships.
  • Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and expeditious completion.

Education/Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred, or four years’ experience in housing, or one to two years related experience and/or training; or an equivalent combination.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Ability to understand and perform on-site software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly communicate with others; ability to work overtime, weekends, and night hours for emergencies.
  • Remain stationary for periods, or move about to accomplish tasks; work in various environments including outdoors in weather conditions.
  • Ability to ascend/descend ladders, stairs, and other structures; lift and move objects up to 25 lbs.; operate machinery or power tools and vehicles as needed.

License/equipment

  • Must have reliable transportation due to emergency on-call requirement.

Salary

$34 per hour to $35 per hour
