Job Responsibilities
- Income Collection & Accounts Payable
- Maintains accurate resident records; updates rents, deposits and fees daily; issues notices when necessary (late payments, eviction notices, returned check memos)
- Deposits all receipts prior to bank close each day
- Enters invoices daily for timely payment
- May use and reconcile property credit card per policies and deadlines
- Assists with month-end procedures including deposit accounting, variances, expiring leases, write-off register, receivable aging, security deposit activity and gross potential rent
- Resident Relations
- Maintains a positive customer relations attitude; inspects property when on site; reports service needs to maintenance staff; inspects move-outs and vacancies when requested
- Marketing
- Manages content and frequency of ads on listing sites; knowledgeable in leasing and resident retention; greets prospects, shows the community, handles leasing duties, answers calls
- Maintains awareness of local market conditions; contributes ideas to Community Manager for marketing and resident satisfaction; maintains lease closing ratio
- Administrative
- Updates required reports daily; organizes and files leases and paperwork; proofreads lease paperwork; processes move-ins/outs; handles security deposit move-out reports; routes service requests to maintenance and follows up
- General
- Performs additional duties as assigned by the Community Manager or Regional Manager
Desired Skills And Experience
- 2+ years of property management or equivalent experience (leasing, sales/closing, customer service)
- Experience with Yardi/CRM and On-Site
- Affordable housing ARCH experience preferred
- Accounts payable experience or experience reviewing and paying invoices
- Driver's license and vehicle insurance may be required

- Understanding of industry terms and tenant file documentation

- English literacy (reading, writing, speaking) with proper grammar
