Overview
Grubb Ventures is looking for a market focused and detail-oriented person to join our team as a Community Manager. The Community Manager will be the driving force behind the successful leasing and management of one of our Class A multifamily communities. You will oversee all aspects of the community's operations, including leasing, marketing, resident relations, and staff management. While working with additional staff that support the overall mixed-use community. Your goal will be to achieve full occupancy, enhance resident satisfaction, and ensure the property meets the highest standards of quality and service.
Job Responsibilities
- Develop and implement effective leasing strategies to achieve and maintain full occupancy.
- Conduct tours, follow up with prospective residents, and close leases.
- Create and execute marketing plans to promote the community. Utilize online platforms, social media, and local outreach to attract prospective residents.
- Build strong relationships with residents, address concerns, and ensure a high level of resident satisfaction. Organize community events and activities to foster a sense of community.
- Recruit, train, and manage on-site staff. Provide leadership and support to ensure the team meets performance goals and delivers excellent service.
- Oversee day-to-day operations, including maintenance requests, vendor management, and adherence to company policies and procedures.
- Manage the property budget, control expenses, and prepare financial reports. Ensure rent collection, handle delinquency issues, and maximize revenue.
- Ensure compliance with all federal, state, and local regulations, as well as company policies, and procedures.
Essential skills for this position include:
- Proven experience as a Community Manager in Class A multifamily properties, with a successful track record in lease-up situations.
- Strong understanding of property management software, leasing procedures, and fair housing laws.
- Excellent leadership, communication, and interpersonal skills.
- Ability to create and implement marketing strategies and drive results.
- Strong problem-solving skills and the ability to handle multiple tasks simultaneously.
Education and Experience
- High School Degree or equivalent
- 3+ years’ experience as a Community Manager and/or related experience
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
- Previous experience in a Lease Up- strongly preferred
- Must obtain the Fair Housing certification within 30 days of hire and prior to interaction with prospects or residents
- Must be able to work evenings and some weekends
- Successfully pass a drug screen
- Valid Driver's License
