Responsibilities
- Oversee the operations of a housing community under the supervision of the Regional Manager
- Manage personnel, leasing, maintenance, financial administration, risk management, and on-site staff leadership
- Ensure compliance with Asset Living policies, safety and fair housing guidelines, and liability considerations
- Provide leadership on-site to supervise property operations and staff
- Promote harmonious staff performance through leadership and training
- Develop and implement resident retention programs and leasing procedures
- Show, lease, and move-in prospective residents; respond to resident complaints and requests
- Coordinate budgeting, marketing plans, and leasing strategies to optimize occupancy and NOI
- Ensure timely reporting for administrative and leasing activities
- Head emergency response for the property and manage service requests and vendor relationships
Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or equivalent combination
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
- Basic computer skills and ability to perform on-site software functions
- Knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
- Ability to communicate with others, perform tasks, and work overtime, weekends, and night hours as needed (emergencies)
- Regularly required to stand or sit for extended periods and move between work sites
- Ability to ascend/descend ladders and stairs, lift and move up to 25 lbs., and operate necessary equipment
License/Equipment
- Must have reliable transportation due to on-call/emergency requirements
Compensation and Benefits
Salary Range: $50,000 to $60,000 per year. Benefits include medical, dental, vision, life, disability insurance, 401(k) with employer matching, and potential bonuses in total rewards package. Full-time employees receive paid sick days and company holidays.
