Position Summary

COMMUNITY MANAGER

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

  • Personnel Management: Regular/daily onsite attendance is required; screen, hire, train, coach, and develop on-site staff; ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks; complete weekly/daily office & maintenance staff schedules and assignments; address performance problems; document, communicate with supervisor and HR, and terminate appropriately when necessary; promote harmony and quality job performance; ensure staff compliance with Company policies and procedures.
  • Financial Management: Achieve the highest possible net operating income through cost control and revenue & leasing improvement; develop yearly operating budgets/forecasts; monitor deposits, rent collections, and charges; monitor vendor invoices; ensure timely property closeout and accurate ownership financial reports.
  • Strategic Leasing Management: Develop yearly marketing plan and utilize marketing strategies & systems; ensure leasing techniques are effective, with closure, follow-up, lease signing, and accurate reporting; address resident complaints and requests to ensure satisfaction; develop and implement resident retention programs.
  • Administrative & Maintenance Management: Ensure administrative & leasing reporting is accurate and timely; head emergency team for the property; manage customer service and monitor service request turnaround; maintain property appearance and schedule regular inspections; manage resources, equipment, and supplies cost-effectively; supervise maintenance, construction, and rehabilitation activities to ensure quality and expediency.
  • On-site Leadership: Direct staff and operations to ensure compliance with safety, fair housing, and liability guidelines; provide leadership to the team to uphold Asset Living standards.

Education/Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Ability to understand and perform all on-site software functions; basic computer skills required.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Must be able to communicate with others, perform tasks, and work overtime, weekends, and night hours (emergencies). Regularly required to remain in a stationary position, and may move about to accomplish tasks.
  • Occasionally required to ascend/descend ladders, stairs, and work in various environments; lift and move objects up to 25 lbs; operate machinery or power tools; work in outdoor environments and in confined spaces.

License/Equipment

  • Must have reliable transportation due to the emergency on-call requirement.

Note: This job description includes compensation considerations related to experience, certifications, and other factors. The total rewards package can include medical/dental/vision/life/disability insurance, 401K with employer matching, and potential bonuses. Full-time employees may receive paid sick days and holidays.

Salary Range: $78,000 per year to $90,000 per year
