This role is for a Community Manager overseeing the operations of a housing community on-site under the supervision of the Regional Manager.

Location: Winddrift Apartments

Responsibilities

  • Personnel Management: supervise on-site staff; screen, hire, train, coach, and develop staff; ensure ongoing training and compliance with company policies.
  • Operational Oversight: manage leasing, maintenance, administration, safety, risk management, and financial processes; ensure compliance with fair housing guidelines.
  • Scheduling and Administration: prepare weekly/daily staff schedules; monitor time and attendance; maintain documentation and communicate issues to supervisor and HR as needed.
  • Performance and Compliance: address performance issues, document records, and terminate when necessary; ensure policy adherence across the team.
  • Financial Management: support budget development, monitor deposits and rent collections, reconcile vendor invoices, and help ensure timely financial reporting.
  • Strategic Leasing: develop annual marketing plans, implement leasing strategies, and ensure accurate reporting; manage resident screening and lease documentation; follow up on prospects and lease closures.
  • Resident Relations: address complaints and requests; develop and implement retention programs; coordinate resident events and communications.
  • Maintenance & Administrative Management: ensure accurate leasing reporting, supervise emergency response, monitor service request turnaround, inspect properties, and manage resources and vendor relationships.
  • On-site Leadership: lead emergency teams and ensure safe, compliant operation of the property according to company guidelines.

Education/Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in housing; or one to two years related experience and/or training; or equivalent combination.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Ability to understand and perform on-site software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly communicate with others; operate equipment; work overtime, weekends, and night hours as needed (emergencies).
  • Remain stationary or move about as required; work in various environments and conditions; lift/move up to 25 lbs; operate vehicles and machinery; work in extreme temperatures and outdoors as applicable.

License/Equipment

  • Must have reliable transportation due to emergency on-call requirement.

Salary Range: $28 per year to $31 per year
