Overview
Asset Living is a third-party management firm that partners with communities nationwide. The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of operations, including personnel, leasing, maintenance, financials, administration & risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability considerations.
Essential duties & responsibilities
- Personnel Management
- Regular/daily onsite attendance is required
- Screen, hire, train, coach, and develop on-site staff using consistent techniques & company directives
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in line with Asset training benchmarks
- Complete weekly/daily office & maintenance staff schedules and assignments
- Address performance issues; document appropriately, communicate with direct supervisor and HR, and terminate when necessary
- Promote harmony and quality job performance through effective leadership
- Ensure staff compliance with Company policies and procedures
Financial management
- Aim to maximize net operating income through cost control and revenue & leasing improvements; identify trends and recommend strategies
- Develop yearly operating budgets/forecasts
- Monitor timely receipt and reconciliation of deposits, rent collections, and charges
- Monitor timely receipt, reconciliation, and coding of vendor invoices
- Ensure property closeout and accurate ownership financial reports
Strategic leasing management
- Develop yearly marketing plans and utilize marketing strategies & systems
- Lead leasing techniques to achieve closures with accurate reporting
- Handle resident complaints and requests to maintain satisfaction
- Develop and implement resident retention programs
- Show, lease, and move-in prospective residents
Administrative & maintenance management
- Ensure all administrative & leasing reporting is accurate and timely
- Lead emergency team for the property and manage responses to property emergencies
- Maintain property appearance; conduct regular inspections and ensure timely repairs
- Plan and manage property resources, equipment, and supplies
- Direct maintenance, construction, and rehabilitation activities to ensure quality and speed
Education/experience
- High School Diploma or equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
- Ability to understand and perform all on-site software functions; basic computer skills required
- Must have basic knowledge of Fair Housing Laws and OSHA requirements
Physical requirements
- Regularly communicate with others; may involve repetitive motions, ability to work overtime, weekends, and night hours (emergencies)
- Occasionally ascend/descend ladders, stairs, and uneven surfaces; move objects up to 25 lbs; operate vehicles and equipment as needed
License/equipment
- Must have reliable transportation due to emergency on-call requirement
Salary: Salary Range $28 per year to $31 per year
