Community Manager

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration and risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties and Responsibilities

  • Personnel Management: screen, hire, train, coach, and develop on-site staff, ensuring staff effectiveness through ongoing training and guidance in compliance with Asset training benchmarks.
  • Regular/daily onsite attendance is required and office/maintenance staff schedules and assignments are completed weekly or daily.
  • Deal effectively with performance problems, document appropriately, communicate with direct supervisor and HR, and terminate appropriately when necessary.
  • Promote harmony and quality job performance of staff through support and effective leadership and ensure policy compliance.
  • Financial Management: achieve NOI through cost control and revenue and leasing improvement; develop operating budgets/forecasts; monitor deposits, rent collections and charges; ensure timely reporting and vendor invoice processing.
  • Monitor property closeout and ownership financial reports for accuracy.
  • Strategic Leasing Management: develop yearly marketing plan and utilize marketing strategies and systems; ensure effective leasing techniques and documentation and timely reporting; respond to resident complaints and requests to maintain resident satisfaction.
  • Develop and implement resident retention programs and lease-signing and move-in processes with accurate reporting.
  • Administrative and Maintenance Management: ensure accurate leasing reporting and timely submission; lead emergency response for the property; monitor service request turnaround and maintenance staff responsiveness; maintain property appearance and conduct regular inspections; manage resources and vendor bids.
  • Direct maintenance, construction, and rehabilitation activities to ensure quality and expeditious work.
  • Head emergency on-call responsibilities as required and ensure compliance with safety guidelines.

Education/Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or four years of housing industry experience; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Certified Apartment Manager CAM or Accredited Resident Manager ARM preferred.
  • Ability to understand and perform on-site software functions; basic computer skills required.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly required to communicate with others, exchange information, and be able to work overtime, weekends, and night hours for emergencies.
  • Frequently required to stand or sit for extended periods and to move about to accomplish tasks; routinely move between worksites.
  • Occasionally required to ascend/descend ladders or stairs, lift up to 25 lbs, operate equipment and motor vehicles, and work in various environments including outdoors and in confined spaces.

License/Equipment

  • Must have reliable transportation due to on-call emergency requirements.

Salary Range

Salary Range: $61,000 per year to $66,000 per year
