Role Overview
As the Community Manager II, you’ll oversee successful day-to-day operations (financial, administrative, sales, marketing, and maintenance) of the community while ensuring company standards are achieved and excellent customer service is delivered. Represent the company in a professional and courteous manner. How things are done matters as much as what is done at BH.
Key Responsibilities
- Regularly inspects the property to ensure company standards are met; ensures compliance with safety, industry, and city/state/federal regulations; identifies areas for improvement and offers suggestions to improve efficiency, productivity, and profitability.
- Gathers, analyzes, and interprets market and economic trends; implements marketing and leasing strategies to meet occupancy and revenue goals; monitors traffic logs, budget guidelines, renewal information, marketing data, etc., to provide up-to-date information as requested.
- Develops resident retention strategies; communicates with residents promptly and addresses service issues; monitors resident satisfaction via in-person and follow-up communications.
- Manages and coordinates requests for repairs and maintenance; verifies and inspects status of vacant units; oversees preventative maintenance programs per BH guidelines.
- Collaborates with Regional Manager to create operating income/expense budgets aligned with owners’ objectives; ensures budgeting and financial systems are followed; processes payables and purchase orders timely; reviews vendor statements and balances.
- Reviews monthly income and expense reports; coordinates collection of revenues following lease obligations and BH policy; collects delinquent accounts as required; prepares weekly/monthly property operation reports.
- Hires, trains, supervises, develops, and mentors property staff; conducts performance evaluations and corrective actions as needed.
- Other duties as assigned.
Qualifications
- 3-5 years of property management experience managing 300-500 units in one community.
- Ability to travel via car or plane approximately 20% of the time.
- Advanced MS Office (Word/Excel) and computer technology skills.
- Strong written and verbal communication skills.
- Prior leadership experience required.
- High School or GED; some college preferred.
- State leasing license or ability to obtain required license within legal timeframe where required by law.
