Responsibilities
- Oversee the entire operations of a housing community under the supervision of the Regional Manager.
- Manage all phases of operations, including personnel, leasing, maintenance, financial, administration & risk management.
- Supervise on-site staff to ensure compliance with Asset Living policies, safety and fair housing guidelines, and liability considerations.
- Develop and implement resident retention programs (e.g., resident events, promotions, newsletters).
- Show, lease, and move in prospective residents; ensure lease documentation is accurate and up to date.
- Coordinate staffing, scheduling, training, coaching, and development to maintain high performance and compliance with training benchmarks.
- Monitor financials, including deposits, rent collections, vendor invoices, and timely reporting; develop yearly operating budgets/forecasts.
- Develop yearly marketing plans and employ marketing strategies and systems to optimize occupancy and revenue.
- Respond to resident concerns and requests to ensure satisfaction; monitor service request turnaround and vendor performance.
- Plan and manage administrative, leasing, and maintenance reporting; supervise emergency response and minimize liability.
- Conduct regular property inspections to maintain appearance and timely repairs; manage procurement of goods and services, including vendor bids and pricing.
Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ housing industry experience; or 1–2 years related experience and/or training; or equivalent combination.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Proficiency with on-site software and basic computer skills.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regular communication with others; ability to work overtime, weekends, and night hours (emergencies).
- Prolonged periods of standing or sitting; frequent movement between worksites.
- Occasional climbing of ladders, reaching, lifting up to 25 lbs, and working in various environments.
License/Equipment
- Must have reliable transportation due to emergency on-call requirement.
Salary
Salary Range: $68,000 per year to $73,000 per year
