Position

Community Manager

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability concerns.

Responsibilities

  • Personnel Management
  • Regular/daily onsite attendance is required
  • Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
  • Complete weekly/daily office & maintenance staff schedules and assignments
  • Address performance issues, document appropriately, communicate with direct supervisor and HR, and terminate when necessary
  • Promote harmony and quality job performance through leadership
  • Ensure staff compliance with Company policies and procedures

Financial Management

  • Aim to maximize net operating income through cost control and revenue & leasing improvements; identify trends and recommend strategies
  • Develop yearly operating budgets/forecasts
  • Monitor timely receipt and reconciliation of deposits, rent collections, and charges
  • Monitor timely receipt, reconciliation, and coding of vendor invoices
  • Ensure property closeout is completed on time and ownership financial reports are accurate

Strategic Leasing Management

  • Develop yearly marketing plans and utilize marketing strategies & systems
  • Utilize effective leasing techniques; complete follow-up, signing/documentation of leases, and accurate reporting
  • Address resident complaints, concerns, and requests to ensure resident satisfaction
  • Develop and implement resident retention programs (e.g., resident events, promotions, monthly newsletter)
  • Show, lease, and move in prospective residents

Administrative & Maintenance Management

  • Ensure all administrative & leasing reporting is accurate and timely
  • Head emergency team for the property to respond to emergencies per guidelines
  • Maintain property appearance and ensure repairs are completed timely with regular inspections
  • Plan and utilize resources, equipment, and supplies economically
  • Direct and monitor maintenance, construction, and rehabilitation activities for quality and expediency

Education/Experience

  • High School Diploma or equivalent; Bachelor’s degree preferred or four years’ experience in housing, or one to two years related experience; or equivalent combination
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
  • Ability to understand and perform on-site software functions; basic computer skills required
  • Basic knowledge of Fair Housing Laws and OSHA requirements

Physical Requirements

  • Regularly communicate with others to exchange information; may require standing, walking, or sitting for extended periods; overtime, weekends, and night hours may be required for emergencies
  • Ability to move, lift, or carry objects up to 25 lbs; work in various environments and climates

License/Equipment

  • Must have reliable transportation due to on-call/emergency requirement

Salary Range: $28 per hour to $30 per hour
